Job Description
FI Property Group is seeking an experienced and proactive Area Facilities Manager to lead the delivery of Facilities Management across a flagship commercial office site, while also supporting three additional nearby properties within the region. You will ensure all buildings operate safely, efficiently and consistently to the highest standards.
This role is ideal for an experienced Facilities Manager or Area FM who thrives on responsibility, values strong relationships and takes ownership of delivering an exceptional tenant experience.
Key Responsibilities
Facilities and Operations Management
- Lead FM operations primarily at the flagship site, with structured support across three surrounding properties.
- Oversee maintenance, cleaning, security, environmental services, waste, recycling, Health & Safety and contractor management.
- Ensure all sites operate effectively and in full compliance with statutory requirements.
Business and Finance Management
- Review systems, procedures and contracts to ensure best value for the service charge.
- Support the Regional FM with budget preparation and ongoing financial management.
- Manage supplier contracts, ensuring strong performance and contractual compliance.
- Identify opportunities to drive operational efficiency while maintaining high standards.
Maintenance Management
- Manage specialist M&E contractors and verify that all works comply with statutory and contractual guidelines.
- Monitor the performance of building services and seek opportunities for innovation and improvement.
- Manage the 5-year fabric PPM programme across the portfolio, ensuring progress and clear catch-up plans where needed.
- Assist with procurement and landlord works in partnership with the Regional FM.
- Lead the shopfitting process from landlord approval through to trading.
- Collaborate with the FIREM Projects Team on ongoing and future works.
Soft Service Management
- Ensure cleaning specifications are adhered to, with clear oversight of standards and staffing levels.
- Manage security contract performance, including rota adherence and issue resolution.
- Review and optimise waste and recycling processes, with the aim of reducing waste to landfill.
- Maintain hygiene and cleanliness standards through regular auditing.
Risk & Asset Management
- Promote excellent Health & Safety practices across all tenants and contractors.
- Maintain fire logs, risk assessments, COSHH data, permits to work, water compliance and all statutory documentation.
- Ensure asset registers, maintenance records and inspections are accurate and integrated into CAFM and Qube systems.
- Support crisis management and business continuity planning for all sites.
People & Relationship Management
- Build trusted relationships with tenants, suppliers and internal teams.
- Work closely with the Regional FM, Asset Management and Property Management to maintain a strong “one team” culture across the area.
Additional Responsibilities
- Comply with all company policies and take part in mandatory training.
- Provide Regional FM holiday/sickness cover as required.
- Support additional duties aligned with business needs.
