The Botany Hill development in Chorley is closing in on a major milestone.
Construction work is nearing completion on the first seven units: A1, A2, A3, A4, A5, B1 and B2.
Botany Hill forms part of the wider Botany Bay Business Park, a £220m, 21-acre commercial and industrial redevelopment at Junction 8 of the M61 in Chorley, Lancashire.
In December 2023, FI Property Group secured planning approval for an additional 310,000 sq ft of industrial space on the hill opposite the Leeds & Liverpool Canal.

The first seven units are now almost complete and are already attracting strong interest from occupiers.
The largest unit, B2, extends to 32,120 sq ft and includes a first-floor mezzanine. It features a 12-metre clear eaves height.
B1 provides 20,570 sq ft and includes a first-floor mezzanine and comes with a 10-metre clear eaves height.
A1-A5 comprise a terrace of units ranging from 6,775 sq ft to10,000 sq ft, with opportunities to increase with mezzanines.
FI Property Group’s in-house construction team can tailor each unit to an occupier’s specific requirements.
All units have their own secure yards and benefit from excellent connectivity to the motorway network.
The warehouses are ideal for local businesses looking to expand and national occupiers seeking a strategic motorway location.
